Osborne has completed a £5.1 million housing scheme for London and Quadrant in Tottenham, providing much needed housing in the area.
The scheme is located at 278-296 High Road, Tottenham, London N15 4UR, and comprises 44 units, including four three-bedroom houses, 20 one-bed flats and 20 two-bed flats (20 shared ownership/ 24 affordable rent). Seven commercial units have also been provided. 
Osborne became involved in delivering the project, taking over from the previous contractor. Using the latest engineering design solutions, Osborne made changes to the scheme, eliminating the need for a previously proposed electricity sub-station. They also increased the thermal performance of the building by incorporating low air leakage gas fired boilers. The scheme has achieved an EcoHomes ‘Very Good’ rating.
By adapting the original contractor’s structure and adding new elements of concrete frame, three storeys of Innovaré Systems Structural Insulated Panel System (SIPS) clad in Hanson Wonderwall could be placed on top. Swedish Timber triple glazed windows have been installed and, on the homes on the High Road, Swedish Timber 2 plus 1 windows reduce noise and whole house ventilation eliminates the need to open the windows.
It was important to deliver the project quickly despite the restricted site conditions caused by the A10 High Road on one boundary and a very small entrance at Tottenham Green East, the route for all access on and off the site. To overcome this, a Self Erect Crane was used to take delivery of larger materials and, where necessary, road closures were carried out. All deliveries were carefully programmed and close liaison with the council ensured closures went smoothly.
