One of the best ways to ensure certainty of quality, time and budget is to uncover potential problems and risks during the early stages of a project so that there are no surprises once construction begins. Osborne can help to deliver that certainty through early engagement during the design and planning process, when we can use our expertise to resolveStockley Close development technical problems including contaminated land, service diversions, and geotechnical issues. We have been successful in developing long term relationships with many of our clients, including SEGRO and McKay Securities, which enable us to understand their specific needs and bring our skills to their projects at the appropriate time.

Strong relationships with key supply chain partners also help to ensure certainty of quality, time and budget, as does our policy of maintaining continuity of good experienced people to manage work on site.

We recently completed a 54,000 sq ft headquarters building at Solent Business Park on the M27. The client involved us at an early stage before appointing us to design and build the project. As a result, we ensured that the construction sum we agreed at the contract stage - £6 million – was the sum that appeared on the final account.

Osborne is one of six preferred contractors for SEGRO, which has a strong presence in West London and the Heathrow corridor. We have completed three industrial developments, another is currently under construction and further schemes are in the pipeline. In most of our projects for SEGRO we get involved very early in the process, when they are going through due diligence on the proposed development sites.

Stockley Close in West Drayton, Middlesex, is a prestigious warehouse and production development comprising two units with offices. It totals over 34,000 sq ft and is situated in a prime business location near to the M4 and Heathrow Airport. The contract was negotiated with Osborne on a design and build basis and the development was delivered on time and within budget. The number of snags were minimal and were cleared immediately. Osborne incorporated major fit-out works to the ground floor office at a late stage in the project at a competitive cost. The ongoing customer service provided throughout the project was excellent and the team was proactive in incorporating a number of lessons learned from previous projects.
